Never Walk Into A Model Home Alone

The friendly person at the sales desk is paid by the builder. They are good at their job, and their job is not representing you. Bringing your own agent costs you nothing — the builder has already budgeted for it either way.

Register us on your first visit

Most builders will not allow an agent to represent you after you have registered alone. One unaccompanied visit can permanently cost you representation on that community.

Somebody has to read the addenda

Builder contracts run long and they are written by the builder's attorneys. Warranty terms, completion dates, escalation clauses and what happens if the loan falls through all live in the fine print.

Incentives are negotiable

List price often is not, but closing cost credits, rate buydowns, upgrades and lot premiums frequently are. Knowing which lever a community will move on is the whole game.
